Operations Manager - Kitchener Waterloo 

The opportunity:
Reporting to the General Manager, the Operations Manager will be responsible for managing the day-to-day operations, overseeing ongoing maintenance of the electrical and mechanical components as well as all physical aspects of a super regional shopping center in the Kitchener Waterloo area.  The Operations Manager will provide direction to maintain and improve the upkeep of the property by ensuring efficient scheduling of resources and sustainable operating practices for the HVAC, Housekeeping and Maintenance departments.

More specifically, your responsibilities include:
  • Ensure the continuous improvement of the property
  • Manage third party contract relationship and direct reports within area of responsibility by fostering and maintaining positive labour relations.
  • Assist with hiring and training needs.
  • Ensure staffing requirements are met and schedules reflect shopping center traffic
  • Assist in the development of annual operation budget, expense forecast and monthly variance analysis
  • Review supplier invoices for accuracy and ensure timely approval for payment.
  • Manage expenses and demonstrate prudent budget control. 
  • Analyse and administer utility consumption by monitoring tenant & building systems consumption, investigating discrepancies and implementing sustainable operating practices.
  • Plan, organize and administer the preventative maintenance program by assigning tasks and ensuring timely completion.
  • Manage the upkeep and improvement of the property’s physical aspect and curb appeal by overseeing the day-to-day operations related to parking lots, paving, landscaping, snow removal, soft seating, directional signage, cleaning, waste removal and recycling
  • Participate in the property’s health and safety program, performing site inspections, recommending improvements and following-up on corrective measures
  • Ensure all policies and standards are observed in a professional manner
Qualifications
  • Excellent interpersonal skills to maintain good professional relations with tenants, suppliers, employees and all other stakeholders
  • Strong communication skills
  • Strong analytical, problem solving and critical thinking skills
  • Demonstrated organizational skills and sound business judgement
  • Post secondary education in Building operations or a related field
  • 5 years' experience in building maintenance and personnel supervision
  • Proficiency with Microsoft Office
  • FMA, RPA designation would be an asset
  • Knowledge of Yardi accounting program an asset
