Your New Role
Reporting to the Vice President, Leasing, the Director, Leasing has the main role of leasing commercial spaces in the various shopping centres for which he will be responsible. He/she negotiates lease agreements while monitoring the needs of different retailers and considering new locations, renewals, expansions, and terminations. The person in this role must analyze the performance of retailers, anticipate departures, and contribute to the constant improvement of the properties for which he/she is responsible.

Key Responsibilities
- Lease the units available in the centres as well as the new spaces while respecting budget objectives and improving the commercial mix of the properties.
- Carry out renewals, expansions of existing spaces, relocations, and closures.
- Maintain constant relationships with tenants and develop new relationships with potential tenants to maximize the occupancy rate of the properties.
- Develop and maintain business relationships with various industry partners (potential tenants, retailers, real estate brokers, business community)
- Negotiate lease agreements, both the financial terms and legal aspects, in collaboration with internal and external lawyers.
- Coordinate the leasing files with the different departments (construction, legal, operation, marketing) to ensure an efficient execution of the projects while maintaining a good collaboration with the various stakeholders.
- Ensure leases are renewed on time and follow up with retailers to determine their appreciation of the centre, their performance, and their interest in new projects.
- Complete pro forma and other financial tools that can be used as reference documents for internal approval.
- Ensure that vacant spaces are advertised, by working with the marketing team and property managers.
- Be present on social media to promote the achievements of the company and stay informed of new developments.
- Constantly stay informed of new market trends and competition.
- Perform certain administrative tasks such as rental offer forms, renewals, vacant spaces and constant updating of the rental system used by the leasing department.
- Participate in the development of leasing brochures and booklets.
- Participate in meetings and conferences related to commercial real estate such as ICSC and various real estate forums.
- Participate in the development of strategies to achieve rental objectives.
- Make the necessary travel in the course of his/her duties.
Training/Experience Required
- Holds an undergraduate university degree in administration or related field.
- 5-10 years of experience in a similar position.
- Bilingual
- Have a valid driver’s licence.
- Good customer relationship experience and negotiation skills.
- Be structured with organization and attention to detail.
- Good ability to advocate, work effectively as a team and support co-workers.
- Demonstrate leadership, initiative and creativity.
- Good knowledge of the real estate market.
- Proficiency in MS Office.
