The opportunity

Reporting to the President, the Vice President – Operations will be responsible for overseeing the management of a portfolio of over 10 million square feet consisting of regional shopping centers, office buildings, industrial properties and residential developments. This leadership position requires a strategic thinker with a proven track record in real estate operations, strong communication skills, and the ability to collaborate with diverse stakeholders.
The Vice President – Operations will ensure that clear objectives are set to support the achievement of the Company's strategic plan, exercising leadership by fostering results-oriented teamwork. He/She will play a pivotal role in fostering business relationships both internal to the organization and with external stakeholders.
The successful candidate will show an ability and desire to work closely with the various departments within Westcliff and throughout the industry.
More specifically, the Vice President - Operations will have the following responsibilities:
  • Collaborate with leaders of other business units and corporate departments (accounting, finance, legal, development, construction, leasing) to achieve organizational objectives.
  • Develop and ensure best practices and resources for the Portfolio are in place and foster continuous improvement within the team.
  • Lead and participate in the execution of the property and asset management mandate.
  • Lead, manage, and participate in client meetings as required, reporting on activities and value creation activities for our managed properties.
  • Compare performance with asset strategy plans
  • Lead the development of asset strategies for the Portfolio including short, medium, and long-term objectives for the portfolio.
  • Undertake property and Portfolio reviews with the objective to improve profitability, maximize revenues, and recommend asset enhancements.
  • Apply new technology and data to drive decision making and change.
  • Participate in special projects and take on additional duties as needed.
  • Manage the operations team, including portfolio management, budgeting, tax, accounts receivable and property / corporate marketing.
  • Lead the review of asset business plans, participate in new investment underwriting and capital raising and ensure the execution of post-investment management strategies including the identification and monitoring of key performance indicators.
  • Recommend action (including disposition, refinancing, change of vocation, approval of capital expenditures) in line with the Company's strategic plan.
  • Ensure compliance with the various agreements governing investments (major decisions, monitoring of policies and processes, reporting, compensation, etc.), to maintain alignment of interests with partners.
  • Effectively establish and maintain excellent business relationships with the Company's strategic partners including expanding relationships with new partners.
  • Present and communicate effectively to the Executive Committee financial and operational results produced in relation to business plans and budgets.
  • Review and approve recommendations for adoption of annual operating and capital budgets.
Required knowledge and skills
  • 15 years' relevant experience in real estate asset management, property management and/or investment.
  • Bachelor's degree in administration or real estate. A graduate degree in a relevant discipline is an asset.
  • Significant experience in managing a high-performance team of professionals.
  • Experience managing real estate transactions.
  • Excellent oral and written communication skills, with the ability to express oneself clearly and concisely.
  • Ability to influence and motivate, and to establish excellent relations at all levels of the organization.
  • Eagerness to learn, to propose ideas and to innovate.
  • Ability to work under pressure with tight deadlines, multiple files and changing agendas.
  • Strong sense of urgency, initiative, and a desire to perform duties properly, while focusing working with others and/or their intermediaries all with a high degree of integrity.
  • Ability to prioritize and organize; Team player who enjoys being part of a high-performance culture.
